SIOUX FALLS, S.D. (KELO) –This year Sioux Falls is set to have a new interstate interchange, and that is driving more growth in eastern Sioux Falls.
Crews are working to connect Highway 100 to Interstate 90. That has more businesses looking to locate near Highway 100.
“We see a lot of potential with that road. It’s going to be huge once they do get it done,” Dawley Farms Office Land Developer Erik Christensen said.
Christensen just purchased seven acres near Rosa Parks Elementary School to build an office park.
“From day cares to regular office properties and bank properties, those kinds of things can fit in this piece,” Christensen said.
In addition to more offices, crews are also working on new housing developments and places to shop and eat.
“There’s a lot of land along Highway 100 and a lot of quiet activity happening on that land sitting there,” Van Buskirk Companies Commercial Broker Ryan Tysdal said.
Tysdal recently announced that national retailer Ulta Beauty is building a store at Dawley Farm Village. It will be in a new retail center that has space for five other shops.
“Retail drives more retail. A lot of these national retailers are following other national retailers,” Tysdal said.
They’re following each other to an area that will soon see more traffic.
“Suddenly the east side is convenient to get to from north of town and east of town. Imagine living in Luverne, Minnesota, and suddenly you can get to Target in 20 minutes. It’s really a game changer,” Tysdal said.
A game changer that Christensen is betting on.
“We thought it was a perfect location,” Christensen said.
The new interstate interchange will open to traffic going north this October.
The project is expected to be fully completed in August 2020.
