Home Building Back To Pre-Recession Numbers
SIOUX FALLS, SD -

We've heard of new businesses and new commercial buildings going up around town. But when it came to new homes, it has been a different story over the past few years. Now though, Sioux Falls is coming back stronger than ever.

According to the city of Sioux Falls, the number of housing permits issued is back to what they were before the recession hit.

"Three years of pent up demand, you look at the number of single-family dwellings for instance within the last three years, we did well in 2008-2009. When the recession hit, we were still issuing building permits for single-family dwellings, but in 2010 we were down to 362 dwelling units," Chief Building Official Ron Bell said.

That means before this year is even over, the city has already exceeded that by nearly 100 new homes. With all of these new homes, contractors aren't having a problem selling them.

"We are hearing that some of the contractors that are building spec houses are having the houses sold before they are even done.  That tells you that the market is doing very well," Bell said.

This is exactly right according to Javers Construction owner, Chad Javers.

"Absolutely, most of the houses I have been building have been selling by the time we get them framed to just when we get them painted. Where it used to be that we had to have them completely finished," Chad Javers said.

This is a welcomed change from what builders have been dealing with for the past three years and something many hope will continue.

"You can’t ask for anything more.  The town is booming. All of the developers are putting in more lots and more areas for us builders to be able to build more houses and get to more areas," Javers said.

Bell says the majority of the new developments are going up on the outer limits of Sioux Falls and believes the trend will continue.
