The industrial setting surrounding the new Denny Sanford PREMIER Center could soon see big changes. On Thursday, the city of Sioux Falls announced plans and renderings for a $10 million to $12 million hotel project that will include a restaurant just across Russell Street from Howard Wood Field.
Four floors and up to 124 rooms, that's the future for the southeast side of Elmwood Golf Course. City officials announced Fairway Suites LLC has been chosen to develop a hotel near the new Denny Sanford PREMIER Center and if all goes well, ground could be broken as early as this fall.
"We believe that we're probably going to bring a food component, probably a stand-alone restaurant, in addition to the hotel, and then wedding and event space for this project also," Brian Burton said.
Burton, the Chief Operating Officer for Fairway Suites, says a brand hasn't been chosen just yet for the hotel but his company, which specializes in developing hotels on golf courses, usually works with Marriott, Hilton, Hyatt or IHG.
While the development will upgrade the look of the area, it could also add parking.
"They can stay in the hotel if they're from out of town. They can go have something to eat or drink and they can leave their car and walk across the street," Director of Community Development Darrin Smith said.
Smith says on top of a hotel and restaurant, the next decade could see even more projects taking place nearby depending on what happens with county land. Taking a look at renderings, the City's vision is to add commercial space and more.
"I don't think there's any question, there's going to be two hotels on this larger area, possibly three," Smith said.
With millions of dollars being spent to renovate Elmwood Golf Course and Russell Street, this new project falls in line with transforming the area.
"We're transitioning an area that has largely been industrial. It looks industrial. It feels industrial. We admit that. It's going to change," Smith said.
A portion of the proposed hotel's revenue will go back towards enhancing Elmwood Golf Course. The City will spend the next three-to-six months negotiating the terms of a lease agreement with Fairway. It will then need the approval of the Parks and Recreation Board and the City Council.
Sioux Falls added six new hotels last year and 500 rooms.
