A Growing Farm

A portion of land on the east side of Sioux Falls is sprouting up new buildings.
In 2011, Dawley Farm opened with a handful of new businesses along with a new restaurant. And 2012 is looking to be another great year for growing.
"We have had the city approve plans for a Graham tire store just south of 18th Street, so we are working on that. And then the city has also recently approved plans for a 40,000 square foot furniture store, so we hope to be announcing that very soon as well," Raquel Blount with Lloyd Companies said.
But those aren't the only new stores coming this year. A mini mart under construction is already leased with businesses.
"The main anchor tenant on the south side of the building is Avera McKennan and it will be a clinic for them, and on the north side of the building we have Subway, Supercuts, Canton Quilting Shop and then Cellular Only," Blount said.
Another chain that could be coming soon is Sam's Club.
"They have a contract with the landowner and agreed upon terms but they are working through what we call their due diligence time period, and that's where they do all their research on the site," Blount said.
A handful of other businesses could be opening their doors here as well.
"We do have other people who have purchased land out here that have not built yet and that would be First Bank and Trust, Home Federal. We are negotiating right now with another family sit down restaurant, and that would be probably seven to 8,000 square feet and we're hoping that will be a spring or summer project this year," Blount said.
It's also a convenient location for shoppers living near the Dawley Farm Village.
"I live on this end of town, I work on this end of town, I have kids on this end of town, so I avoid the west end of town at all costs," Sheila Stroschein of Sioux Falls said.
"I love it, in fact I like the way the direction this area is going it just keeps expanding you have to keep up with it though, because they get something new almost every couple months it seems like," Angela Clark of Garretson said.
But Commercial Development isn't the only thing being planted out here at Dawley Farm. In fact, land just to the south near 26th Street and Highway Eleven is set aside for residential development.
"We are working on a few different apartment projects for the south side of the development, because really the Dawley Farm Village goes all the way down to 26th Street," Blount said.
In addition to the residential, developers would also like to add more services for customers to combine with the retail.
"Really the goal is to have this be equal to you know what we have on the west side so in order for us to do that, we'd like to have the variety and we want to bring the services as well as the retail and also the living," Blount said.
And when businesses decide they want to plant their seed at the Dawley Farm Village, developers work closely with the tenants, to make sure they'll have a building well suited with their needs.
"What we like to do is have people come to us, and tell us they'd like to be out here at the project and then we design their space for them and give them just the amount of space that they need," Blount said.
And as long as the farm continues to herd in more businesses to fill the land, east side residents will continue to shop.
"Very much more convenient to come here from Garretson," Clark said.
"Very convenient, we know that there are more things coming at this end of town," Stroschein said.
