85th Street and Minnesota Avenue is the next big intersection primed for development as Sioux Falls expands to the south.
Plans to expand Minnesota Avenue to four lanes from 85th Street all the way to Harrisburg are in the works for 2015.
Lloyd Companies is marketing the intersection as the Dakota Crossing development and lots are already starting to sell.
The lone business that sits among the cold cornfields surrounding the 85th Street and Minnesota Avenue intersection right now is Soo Sports.
"We had corn on three sides last year, but it's changing fast," Soo Sports VP of Sales Mike Oyen said.
The fishing-boat dealer moved out to the rural part of southern Sioux Falls three years ago. But it won't be rural for much longer.
"We see this as a very natural progression of the growth and development of the south corridor of Sioux Falls," Raquel Blount with Lloyd Companies said.
Lloyd Companies is marketing the land on two of the corners of the intersection. A convenience store and office building are planned to go in around the townhomes that are already going up. There are also plans for more restaurants, retail space and a bank in the area.
Blount says it's all about the population growth in southern Sioux Falls and Harrisburg.
"I recently ran some demographics for a potential client down there and in a three-mile vicinity, there are over 10,000 households," Blount said.
That development is only aided by the plans to expand Minnesota Avenue into a four-lane highway all the way to Harrisburg in two years.
Soo Sports says it knew it would likely see this kind of growth some day.
"We kind of knew the city likes to move south and a lot of the land around here was for sale and you knew eventually somebody is going to do something with it," Oyen said.
And that something is likely to turn 85th and Minnesota into the next major crossroads for Sioux Falls.
"That 85th Street is kind of that next natural intersection," Blount said.
