The Sioux Falls Planning Commission is set to discuss re-zoning an acre of land for commercial use at 69th Street and East Cliff Avenue during its meeting Wednesday.
Based on a lot of public feedback and one very vocal group, members are bracing themselves for what could be a long night.
"What's unusual is the level and the amount of public interest in some of the items tomorrow night," urban planner David Loveland said.
Concerned members of the 'Save Our Neighborhoods' group have referenced the City's Land Use Plan. According to the plan, the area at 69th Street and Cliff Avenue is designated for residential development, not commercial development like a proposed Walmart. Members have said to expect them to speak up at the Planning Commission meeting.
"As chair person, I'm a little nervous as to how the meeting might flow and I share this with staff persons here. I'm not sure what to expect as far as discussion," Ken Dunlap said.
Procedurally, the meeting will run the same; however, it has been slightly adjusted. To fit everything in, officials have bumped up the Planning and Zoning Meeting to 5:30 p.m. and have put what Loveland calls, 'more controversial topics,' at 7 p.m.
"I think people are always interested in their neighborhoods and there have been several proposals in this area and in this city over the past couple of months and they are certainly involved in these discussions," Loveland said.
According to Loveland, at this point the commission is just recommending or declining the petition for re-zoning this land. A conditional use permit for a particular store, like Walmart, would come later.
The meeting is Wednesday night at Carnegie Town Hall.
