Did you know that in January 2011, South Dakota had the nation's second-lowest mortgage delinquency rate at only 1.5%? And we were also extremely fortunate to steer clear of the home-price cliff, with prices having risen just 0.5% from 2005 to 2010. These are just two quick facts that prove that we live within a strong community and that housing continues to buck the national trend. 

If you're in the market for a new home, you should shop for your builder as carefully as you shop for your home. No matter the type of home you’re planning to build, you want to know that you are buying a good quality home from a reputable builder.

A few tips while seeking out the best home builder for your project:
 
1. Make sure the company is a member of the Home Builders Association. Although membership is voluntary, it shows the company strives to keep a positive image in the community.

2. See if the company has any unresolved consumer complaints registered with the South Dakota Consumer Protection Division. You can contact the office at (605) 773-4400.

3. Builders are required to have Residential Contractors License. Call the City of Sioux Falls Building Services Department at (605) 367-8670 to see if there are any outstanding complaints against them.

4. Make sure the contractor carries worker's compensation and liability insurance and that coverage is presently in force, by requesting an insurance certificate directly from the issuing agency. State law requires General Contractors to carry these types of insurance.

5. Ask the contractor to provide the names of customers they have worked for previously. Call at least three of these customers and ask them what they thought of the work performed.

6. Look at new homes whenever you can. The Parade of Homes events are great opportunities to see homes in multiple price ranges. Often times, these homes are even furnished to give you ideas for using the space.

Starting any construction project can be a trying experience, but following these simple steps can help ensure that you are dealing with a viable building professional who will work to help you realize your dream of the perfect home.
